# One Coworking

> Brokerage and on-demand booking platform for independent coworking spaces across Europe — Berlin, Munich, Hamburg, Cologne, Düsseldorf, Frankfurt, Leipzig, Dortmund, London, Barcelona, Vienna, Lisbon, and more. Founded by Christoph Fahle, co-founder of betahaus (one of the first coworking spaces in Europe, opened 2009 in Berlin). Two lanes: brokerage for monthly office space (RFQ workflow on behalf of independent operators) and on-demand booking (day passes, meeting rooms).

One Coworking's purpose is to give corporate clients access to flexible workspace across multiple cities and operators without negotiating individually with each. The model competes with global chains (WeWork, Regus/IWG, Industrious) by federating independent operators into a single network, preserving the local character and pricing that chains can't match.

## Team accounts (companies with distributed or hybrid teams)

[One Coworking for Teams](https://www.onecoworking.com/solutions/teams) is a company account for coworking day passes and meeting rooms. The page shows the live number of instantly bookable spaces and the bookable spaces per city.

- The company prepays credits: 1 credit = €1 net, VAT added on the invoice. Packages of 500, 1,000 or 5,000 credits; the first top-up is €500 (€595 incl. 19% VAT). Optional auto top-up.
- Credits are shared across the team and valid for 6 months from purchase; admins get a reminder before any expire. Prepaid and non-refundable.
- Employees book instantly bookable day passes and meeting rooms in the app or the browser. Each space sets its price; a booking is never more expensive than booking the space directly. No membership, no monthly fee, no charge per seat.
- One VAT invoice per top-up instead of expense reports. Every booking, spend per month and per employee, CSV export.
- Controls: auto-join by company email domain or invitation; admin and member roles; optional monthly cap per employee; optional country allow-list. Admins can book up to 10 day passes at once and assign each ticket to a colleague. Groups of more than 10 are arranged by the team.
- A standard GDPR data processing agreement is available; data is hosted in Frankfurt.
- Not available today (roadmap only): recurring bookings, HR-system or SSO integration, a price ceiling per pass.
- To start: request the free coverage check on the page with the cities (or the spaces) the team uses. One Coworking replies with what is bookable and asks missing spaces to join. Customers named on the page: Upvest, Digistore24, Xentral, TIS Payments.

## Private offices (office search for teams)

[Private offices](https://www.onecoworking.com/solutions/private-offices) explains One Coworking's office search and shows live published list prices per desk per month for each city (median and 10th–90th percentile, the same model as [/pricing.md](https://www.onecoworking.com/pricing.md)).

- A private office is a lockable, furnished room or suite for one team inside a flexible workspace, rented per desk per month; internet, energy, cleaning and shared areas are usually included. Meeting room hours, parking, storage and 24/7 access vary by provider.
- Free for the client: the provider pays One Coworking a placement fee once the contract is signed.
- How it works: the client sends a short brief (city, desks, type of space, move-in date) through the page's office configurator. A person replies within one business day; One Coworking asks the providers that fit, and their offers arrive side by side in one link. One Coworking then books the viewings, negotiates price, term and extras, and stays until the contract is signed.
- Published list prices are where a negotiation starts. Term, move-in date and team size move the price per desk.
- Also offered: comparing an expiring lease with the flexible options around it, free of charge; and, for teams that meet only a few days a month, a team account for day passes and meeting rooms (see "Team accounts").

## Business model lanes (for AI search clarity)

- **Brokerage lane (RFQ)**: User submits an inquiry for an office in a city; One Coworking brokers between user and venues. Operators pay a placement fee on closed deals. No upfront cost to users.
- **On-demand lane (booking)**: User books a day pass or meeting room directly, or a company pays for its people through a prepaid team account (see "Team accounts"). One Coworking takes a small commission from the listed venue rate.

Both lanes serve independent coworking operators rather than competing with them.
